STARR REAL ESTATE RESOURCE CENTER

Please reach us at Starr.Mosley@exprealty.com if you cannot find an answer to your question.

  • What can I expect during our first consultation?

Our first consultation is all about understanding your goals. We'll discuss your current situation, answer your questions, review the buying or selling process, and develop a strategy that's tailored to your needs. Whether you're ready to move now or simply exploring your options, my goal is to provide the information and guidance you need to make confident decisions.

  • What makes your approach different from other agents?

I believe every client deserves clear communication, honest guidance, and a well-organized experience. Rather than using a one-size-fits-all approach, I take the time to understand your goals and develop a strategy that fits your unique situation. From our first conversation through closing, my focus is on providing professional service, proactive communication, and personalized support every step of the way.

  • How do you communicate with your clients?

I believe communication is one of the most important parts of a successful real estate transaction. I keep my clients informed throughout the process and am available by phone, text, and email. You'll always know where things stand, what comes next, and have the opportunity to ask questions along the way.

  • Do you work with relocation clients?

Yes. Whether you're relocating to the Nashville area or moving within Middle Tennessee, I can help you navigate the process. From identifying communities that fit your lifestyle to coordinating timelines and connecting you with local resources, I'll work to make your transition as smooth as possible.

  • Do you work with relocation clients? What happens if I'm not ready to buy or sell yet?

That's perfectly okay. Many clients begin planning months before they're ready to make a move. Whether you're preparing your finances, researching neighborhoods, or simply exploring your options, I'm happy to answer your questions and provide guidance without any pressure. My goal is to help you make informed decisions whenever the time is right for you.

  • Do I really need 20% down to buy a home?

No. Many loan programs allow qualified buyers to purchase a home with significantly less than 20% down. The best financing option depends on your financial situation, and I can connect you with trusted lending professionals to help you explore the options available to you.

  •  How much money should I budget in addition to my down payment?

Your down payment is only one part of the overall cost of buying a home. It's also important to budget for closing costs, earnest money, home inspections, appraisal fees, moving expenses, and any immediate maintenance or improvements you may want to make after closing.

Every transaction is different. During our consultation, I'll help you understand the costs associated with your purchase and connect you with trusted lending professionals who can provide a personalized estimate based on your financial goals.

  • Do I need to be pre-approved before contacting a real estate agent?

No. While pre-approval is an important step, you don't need to have everything figured out before reaching out. I can help you understand the home buying process, connect you with trusted lending professionals if needed, and help you determine the best next steps based on your goals.

  • What should I avoid doing after applying for a mortgage?

After applying for a mortgage, it's important to keep your financial situation as stable as possible until your loan closes.

Avoid:

-- Making major purchases

-- Opening new credit accounts

-- Changing jobs

-- Making large unexplained deposits or withdrawals

-- Missing bill payments

These changes could affect your loan approval or delay your closing.

If you're unsure whether a financial decision could impact your mortgage, speak with your lender before making any changes. I'm also happy to help coordinate with your lending team to keep your transaction moving smoothly.

  • What's the difference between being pre-qualified and pre-approved?

Pre-qualification is an initial estimate of how much you may be able to borrow based on the financial information you provide to a lender. It's a helpful first step but typically doesn't involve verifying your financial documents.

Pre-approval is a more comprehensive review. The lender verifies your income, assets, credit, and other financial information before issuing a pre-approval letter. A pre-approval gives you a clearer understanding of your purchasing power and demonstrates to sellers that you're a qualified buyer.

If you're ready to begin your home search, I recommend obtaining a pre-approval before touring homes. It can strengthen your offer and help make the buying process smoother.

  • How long will it take to sell my house?

The time it takes to sell a home depends on several factors, including pricing, location, condition, market conditions, and buyer demand. Some homes receive offers within days, while others may take longer. I'll develop a customized pricing and marketing strategy designed to attract qualified buyers and help position your home for the best possible outcome.

  • Should I renovate before listing my home?

Not necessarily. While some improvements can increase your home's appeal, others may not provide a strong return on investment. Before spending money on renovations, I'll evaluate your property and recommend improvements that are most likely to attract buyers and maximize your home's value.

  • What's the difference between market value and appraised value?

Market value is what a buyer is willing to pay for your home based on current market conditions, comparable sales, and demand.

Appraised value is a professional opinion of your home's value prepared by a licensed appraiser, typically for the buyer's lender.

While market value and appraised value are often similar, they are determined differently and may not always be the same.

  • How can I make my home stand out to buyers?

First impressions matter. Simple improvements such as decluttering, deep cleaning, completing minor repairs, enhancing curb appeal, and properly staging your home can make a significant difference. I'll provide personalized recommendations to help showcase your home's best features and create a positive experience for potential buyers.

  • What costs should I expect when selling?

The costs of selling a home can vary depending on your transaction. Common expenses may include real estate commissions, closing costs, title fees, attorney fees (when applicable), repairs negotiated during the inspection process, and moving expenses.

Before listing your home, I'll review the estimated costs with you so you have a clear understanding of what to expect and can make informed decisions throughout the process.

  • When is the best time to list my home?

There's no one-size-fits-all answer. While spring and early summer are traditionally active selling seasons, homes are bought and sold throughout the year. The best time to list depends on market conditions, inventory levels, buyer demand, and your personal goals.

Together, we'll evaluate your situation and develop a strategy that positions your home for success whenever you're ready to sell.

  •  How do I determine the right listing price for my home?

Pricing your home correctly is one of the most important factors in a successful sale. I'll prepare a comparative market analysis (CMA) by evaluating recent sales, current market conditions, your home's features, and comparable properties in your area. The goal is to position your home competitively, attract qualified buyers, and maximize your return.

  • Should I wait for interest rates to come down?

Not necessarily. While lower interest rates can reduce your monthly payment, waiting could also mean paying more for a home if prices continue to rise or competition increases. The right time to buy depends on your financial situation, long-term goals, and current market conditions—not just interest rates.

During our consultation, we'll evaluate your options and determine whether buying now or waiting is the best decision for you.

  • Is now a good time to buy?

There's no single answer that fits everyone. The best time to buy depends on your financial readiness, lifestyle, employment, and long-term goals. While market conditions influence the buying process, purchasing a home is ultimately a personal decision.

If you're financially prepared and find a home that meets your needs, today's market may present opportunities that align with your goals. Together, we'll evaluate your options and create a strategy that's right for you.

  • How do interest rates affect my purchasing power?

Interest rates directly impact your monthly mortgage payment and the amount you may be able to borrow. Generally, lower interest rates can increase your purchasing power, while higher rates may reduce the price range that's comfortable for your budget.

Rather than focusing solely on interest rates, it's important to consider your overall financial picture. I can connect you with trusted lending professionals who will help you understand your financing options and determine a budget that works for you.

  • Is it better to rent or buy?

The answer depends on your financial goals, lifestyle, and long-term plans. Renting may offer greater flexibility, while homeownership provides the opportunity to build equity, personalize your living space, and potentially benefit from long-term appreciation.

There's no one-size-fits-all answer. During our consultation, we'll discuss your goals, compare your options, and determine which path makes the most sense for your situation.

  • When should I consider buying instead of leasing commercial space?

The decision to buy or lease commercial property depends on your business goals, financial position, and long-term plans. Purchasing a property may allow you to build equity, gain greater control over your space, and potentially benefit from property appreciation. Leasing, on the other hand, may offer more flexibility with a lower upfront investment.

I'll help you evaluate your options and connect you with the right professionals so you can make an informed decision that supports your business objectives.

  • What types of commercial properties do you help clients purchase?

I assist clients with a variety of commercial real estate opportunities, including office buildings, retail spaces, industrial properties, land, multi-family investment properties, and other commercial real estate opportunities throughout Middle Tennessee.

Whether you're purchasing your first commercial property, expanding your business, or building an investment portfolio, I'll help guide you through the process and leverage my brokerage's commercial resources to help you achieve your goals.

  • What financing options are available for commercial properties?

Commercial financing options vary depending on the property type, intended use, and the buyer's financial qualifications. Common options include conventional commercial loans, SBA loans for owner-occupied businesses, commercial lines of credit, and other financing solutions offered by banks and commercial lenders.

I'll connect you with experienced commercial lending professionals who can explain your financing options and help you identify the loan program that's best suited to your investment or business needs.

  • Can I use a residential mortgage to purchase commercial property?

Generally, no. Commercial properties are typically financed using commercial loan products, which have different qualification requirements, down payment expectations, interest rates, and loan terms than residential mortgages. The financing process depends on factors such as the property's intended use, the number of residential units (if applicable), and your financial qualifications.

If you're considering purchasing commercial real estate, I'll help you understand the process and connect you with experienced commercial lending professionals who can explain your financing options.
